June Real Estate Statistics
June continued to reflect a balanced Ottawa real estate market, with inventory steadily increasing and giving buyers more choice than we've seen over the past few years. While well-priced and well-presented homes continue to sell quickly, buyers are taking more time to make decisions, making strategic pricing and thoughtful preparation more important than ever.
Across the residential market, the average sale price reached $733,648, up 1.3% year over year, while active listings climbed to 4,982, a 13.2% increase over last June. Months of inventory rose to 3.3 months, signalling a market that is becoming more balanced between buyers and sellers.
Single-Family Homes
Single-family homes remain the strongest-performing segment. The average sale price increased to $880,467 (+1.2% year over year), and despite more available inventory, demand remains healthy. Homes sold in an average of 20 days, with 2.8 months of inventory, indicating that desirable properties continue to attract strong interest.
Townhomes
The townhome market has softened slightly, with the average sale price settling at $554,990, down 3.1% from last year. Inventory has increased significantly, with active listings up 27.6% year over year, providing buyers with considerably more options. Even so, townhomes are still selling in approximately 22 days, demonstrating that well-priced homes continue to move.
Condominiums
Condominiums remain the most buyer-friendly segment of the market. The average sale price rose modestly to $432,199 (+3.2% year over year), but with 5.3 months of inventory and an average of 35 days on market, buyers have greater negotiating power and a wider selection than in other property types. Sellers in this segment need to be especially mindful of pricing and presentation to stand out.
What this means: Ottawa continues to be a market of multiple stories. Detached homes in desirable neighbourhoods are still seeing strong demand, while townhomes and particularly condominiums are experiencing increased competition as inventory grows. Whether buying or selling, success today depends less on the overall market and more on understanding the dynamics of your specific neighbourhood and property type.
