Vacant Unit Tax Declaration - Due March 19th, 2026

If you own residential property in Ottawa, you must declare your occupancy status before the March 19, 2026 deadline — even if your property is your principal residence or fully tenanted. Failure to file can result in penalties and the property being deemed vacant by default under the Vacant Unit Tax program.

How to declare:

Log into your MyServiceOttawa account through the City of Ottawa portal. You will need your property roll number and access code (found on your property tax bill or declaration notice).

The Vacant Unit Tax requires an annual declaration from all residential property owners. It is not optional simply because your home is occupied.

Complete your declaration before March 19, 2026 to avoid fines or additional tax being applied to your property.
