September Real Estate Statistics

September's numbers show an Ottawa real estate market that continues to shift in favour of buyers, with more inventory, longer selling times and modest price adjustments across most property types.

The average residential sale price was $685,640, down 1.0% from last year. Active listings increased 7.9% year-over-year, while months of inventory climbed to 4.8, compared with 4.1 a year ago. Homes are also taking longer to sell, averaging 27 days on the market versus 22 last September.

Single-family homes averaged $823,449, down 3.1% year-over-year, with inventory increasing to 4.4 months. Townhomes averaged $543,337, down 2.2%, while active listings jumped 19.3% and days on market increased from 22 to 29.

The condo apartment market continues to tell a different story. Average prices held relatively steady at $431,645, up 0.9% from last year, but inventory has climbed to 7.3 months, suggesting considerably more choice and negotiating power for buyers.

The takeaway? Ottawa remains a market of contrasts. Buyers generally have more options and time to make decisions, while sellers need to be increasingly strategic with pricing and presentation. Well-priced, beautifully presented homes are still attracting attention, but understanding the competition within each neighbourhood and property type has never been more important.
